Changes to Termination of Residential Tenancies

The Residential Tenancies (Amendment) Act 2019 has been enacted and has made a number of important changes to the law.

A major practical change is the lengthening to 9 months of the period within which a landlord may sell a property following termination of tenancy. The old period of 3 months was just not practical.

The grounds on which a tenancy can be terminated have been tightened with additional evidential requirements.

There are also changes to the periods of notice to be given for a valid termination.

These and other changes mean that extra care must be taken in drafting a valid notice to terminate a tenancy.
